Representative scenario

Centralising HVAC and energy data for a commercial campus

An office campus runs its chillers, boilers and air handlers from separate panels and recovers tenant utilities from manual readings. This is how we’d unify plant control and metering into one SCADA layer.

Sector
Commercial property
Setting
Four-building office campus with a central chiller plant
Illustrative scale
Around 3,000 data points, 120 tenant meters
Core hardware
Plant-room PLCs, DLMS and Modbus gateways, SCADA
Protocols
Modbus TCP/RTU, DLMS/COSEM (IEC 62056-21)
Typical programme
4–6 months, building by building, no tenant downtime

The challenge

Each building was fitted out at a different time by a different contractor. Chillers, boilers and air-handling units are controlled from separate panels, some with their own software and one with none at all. Facilities staff can’t see the campus as a whole.

Plant runs to fixed schedules regardless of occupancy or weather. Chillers cool empty floors on public holidays, and nobody can say what the free-cooling opportunity actually is.

Tenants are recharged for electricity and water from manual meter readings. That causes disputes and late recoveries, and every year some cost goes unrecovered and lands on the landlord.

Our approach

  1. Plant and meter audit

We list every chiller, boiler, AHU, fan-coil zone and meter on the campus, how each is controlled today and what it can report. The audit decides what stays and what needs a new controller.

  2. One control layer

PLCs take over plant sequencing (chillers, boilers, AHUs, exhaust fans and dampers), with schedules driven by occupancy and outside-air conditions rather than a fixed timetable. Existing controllers that speak Modbus are kept and integrated.

  3. Tenant sub-metering

Electricity, water and heat meters are read automatically, with DLMS meters connected through DLMS-to-Modbus gateways, so every tenant recovery is based on an actual reading for an actual period.

  4. Operate and improve

Facilities staff run the campus from one SCADA view on desktop or mobile, with alarm acknowledgement and notes. Monthly energy reports by building, floor and tenant show where the next saving is.

System architecture

How the layers connect, from the people using the system down to the equipment in the field.

People
  • Facilities manager and technicians
  • Desktop and mobile apps
  • Monthly tenant statements
SCADA
  • SCADA plant graphics
  • Schedules and alarm management
  • Tenant billing export
Communications
  • Campus Ethernet on a separate OT VLAN
  • Modbus TCP between plant rooms
Building control
  • PLC per plant room
  • Modbus gateways for existing controllers
  • DLMS-to-Modbus gateways for meters
Equipment
  • Chillers, boilers and AHUs
  • Fan coils, exhaust fans, dampers
  • Electricity, water and heat meters

What we’d deploy

Target outcomes

One view
Every plant room on a single SCADA screen
Metered
Tenant recoveries based on actual readings
Free-cooling
Mechanical cooling only when outside air can’t do the job
Monthly
Energy reports by building, floor and tenant

Targets we would design and report against, not measured results from a named client. Actual results depend on the baseline established in the audit.

Common Questions

Questions about
this kind of project.

Can you integrate our existing BMS instead of replacing it?

Often, yes. Controllers that support Modbus are integrated through Modbus gateways and stay in service. We only replace a controller when it can’t report or be commanded at all, and that’s decided in the audit, not assumed.

Will tenants notice the installation?

Work is phased plant room by plant room, with changeovers scheduled outside business hours. Comfort setpoints don’t change unless you decide they should.

How are tenant recharges calculated?

From meter readings taken automatically for each billing period and exported in a format your billing or accounting system can import. Tamper and communication alarms flag a problem meter before it becomes a missing month.
